Banner Built Homes Is Coming to Tullahoma, TN: Meet The Woodlands

Big news, Tullahoma: Banner Built Homes is coming to town! Our first neighborhood here is The Woodlands, a new community of 3–5 bedroom homes starting in the mid $300s, located at 2171 Ovoca Road.

If you've been searching for new homes in Tullahoma, TN, whether you're relocating for a job at Arnold Air Force Base, moving your family closer to the lake, or just ready for more space, this one's for you. We asked our local new home counselors, Kelsey McCall and Tatiana Krusell, to tell us what makes Tullahoma special. Here's what they had to say.

Meet The Woodlands by Banner Built Homes

The Woodlands sits right off Ovoca Road, tucked into a quiet, residential setting that's still close to everything you need.

"You get that quieter, residential feel while still being just minutes from the conveniences of Tullahoma," says Kelsey. "You can enjoy the peacefulness of your neighborhood without feeling like you're far away from everything!"

Here's what to expect:

  • 3–5 bedroom floor plans with room to grow
  • Pricing starting in the mid $300s
  • Quality new construction from a builder already serving Cookeville, Baxter, Crossville, and Smithville
  • Everyday errands made easy, with Publix, ALDI, Kroger, and Walmart all nearby

Our model home is under construction now, so floor plans, pricing details, and homesite availability are coming soon. The best way to get them first? Join the VIP Interest List.

Why Tullahoma? A Local's Take

Kelsey has lived in Coffee County for 10 years, and she says the appeal starts with the people.

"One of the things I've always loved about this area is the small-town atmosphere and sense of community. Tullahoma really gives you the best of both worlds!"

Tatiana agrees: "I think people are pleasantly surprised by how much Tullahoma offers for a town of its size." Between locally owned restaurants, shopping, lakes, parks, and a proud aviation and aerospace heritage, there's a lot packed into this Middle Tennessee town.

Who's moving here? A little bit of everyone. Kelsey sees young families looking to settle down, retirees who want a slower pace, professionals relocating for work, and buyers from Murfreesboro and other parts of Middle Tennessee who want more space.

New Homes Near Arnold Air Force Base and AEDC

If you're moving to the area for a job at Arnold Air Force Base or the Arnold Engineering Development Complex (AEDC), Tullahoma is one of the most convenient places to call home. The base and the aerospace and engineering companies around it bring professionals here from all over the country. Healthcare, education, and manufacturing round out a strong local job market.

The Woodlands puts you a short drive from the base, with a quiet neighborhood to come home to at the end of the day.

There's a thank-you built in, too. Through our Hometown Hero Program, qualified buyers receive $2,500 toward closing costs. Eligible buyers include active-duty military, veterans, National Guard members, and government employees, along with teachers, nurses, first responders, and more.

Lake Life Without Living on the Lake

One of the best perks of The Woodlands is how close you are to the water. Normandy Lake is just 5–10 minutes away, and Tims Ford Lake is about 20–25 minutes from the community.

"Families spend their summers boating, fishing, kayaking, swimming, and just enjoying time together on the water," Kelsey says. "I love that you can enjoy lake life without having to live directly on the water!"

Prefer dry land? Tims Ford State Park is great for hiking, and Short Springs State Natural Area is a local favorite for waterfalls and trails. Golfers can play the Jack Nicklaus-designed Bear Trace inside Tims Ford State Park, about 20–25 minutes away, or Arnold Golf Course, about 10–15 minutes away. Private Lakewood Golf & Country Club is close by, too. Tullahoma also has tennis, pickleball, and plenty of youth sports for the kids.

Where Locals Eat, Shop, and Spend Saturdays

Ask Kelsey for restaurant picks, and she won't hesitate. "I'm a coffee girl, so Java Hut and Tilley's are definitely two of my favorites!" For date night, she recommends One22West on the downtown square. She also loves The Seafood Place, Kaki for sushi, and Casa Mexico for Mexican food.

Tatiana's coffee pick is The Celtic Cup, a downtown coffee house and Irish pub. For out-of-town guests, she suggests The Bluegill Grill at Holiday Landing for lakeside dining with a view.

And a perfect Saturday, according to Kelsey? Good coffee, a morning of shopping and supporting local businesses, a walk at one of the local parks, or cheering on the kids at a ballgame. "There's plenty to do, but you can still enjoy the slower pace of small-town living!"

A Town That Shows Up for Each Other

Tullahoma knows how to celebrate. The whole town turns out for the annual Christmas Parade, the Piping on the Green Celtic Festival & Highland Games each spring, the Tullahoma Regional Independence Day Celebration, and the October Beech Party fly-in at the Beechcraft Heritage Museum.

Then there's Friday night football, school activities, and local sports. "Those are the things that make a town feel like home," Kelsey says.

How Far Is Tullahoma from Nashville, Murfreesboro, Huntsville, and Chattanooga?

Tullahoma gives you small-town living with bigger cities within easy reach:

  • Murfreesboro: about 50–55 minutes
  • Huntsville, AL: about 1 hour 20 minutes
  • Nashville: about 1 hour 30 minutes
  • Chattanooga: about 1 hour 30 minutes

"You can enjoy the slower pace of small-town living without feeling disconnected from everything else," says Kelsey.

What Buyers Are Already Asking

Our team is already hearing great questions about pricing, floor plans, available homesites, included features, the building process, move-in timing, and financing. Families also ask about schools, commute times, and what's nearby.

The good news: you don't have to figure it out alone. Our team will walk you through every step, from choosing a floor plan to closing day. You can get a head start by learning about our building process, meeting our approved lender partners, or reading A First-Time Homebuyer's Guide.
